TXT-10-2023 - An Ordinance to amend the Zoning Ordinance of Caroline County, Virginia by amending Article XI (Planned Unit Developments), to create Division 7 – Planned Innovation, Research and Technology Park (PIRT) to provide a controlled and protected environment for the orderly growth and development of research and technology businesses and industries within a park-like setting and to 1) establish principal uses, accessory uses and structures, and conditional uses within the PIRT Zoning District and; 2) establish performance standards for development within the PIRT Zoning District

2030 Comprehensive Plan Amendment: An amendment to Chapter 8 (Land Use), and the Future Land Use Map of the County of Caroline, Virginia, 2030 Comprehensive Plan to establish and identify the Guinea Planned Innovation, Research and Technology Development Area. The area is generally bounded by Spotsylvania County to the west, Stonewall Jackson Road (Rt. 606) to the north, for a distance of approximately 0.7 miles from the Spotsylvania County line, then approximately 1.5 miles south to the Matta River, then generally west along the Matta River to the property owned by Kang, then generally southwest along the Kang property to Interstate 95, then north along Interstate 95 to the Spotsylvania County Line and is more specifically shown on the Guinea Station Planned Innovation, Research and Technology Development Area Map (Map 8-8).
